One of the most common concerns from homeowners in McKinney, Plano, Allen, and Frisco: "We want our pool ready by summer." The honest answer — it depends, but here's exactly what to expect.
From permit approval to first swim, most custom gunite pools in North Texas take 9–12 weeks of active construction. Add in the permit process — which varies by city but typically runs 2–6 weeks — and your total timeline is usually 12–18 weeks from signed contract to swimming. We push hard to get permits approved fast so we can keep the build moving and stay on schedule.
We develop your full 3D design, you approve it, lock in your materials and finishes, and sign the contract. Most clients finalize everything within 1–2 weeks of the initial consultation.
We prepare all engineering documents, submit to your HOA if applicable, and file for city permits. This is the biggest variable in the timeline. Prosper, Celina, and McKinney typically run 2–4 weeks. Dallas, Plano, and Frisco can run 4–6 weeks. We handle every submission and follow up aggressively to keep things moving.
Once permits are approved, we move fast. Layout and excavation typically take just 1–2 days. We monitor the weather closely before scheduling this phase — if heavy rain is in the forecast, we wait for a clear window. An open excavation can cave in during a hard rain, which means cleaning out the hole and re-bending rebar. We do not rush critical phases just to hit a date.
Steel reinforcement is installed (typically 1 day), followed by plumbing rough-in (1–2 days). After steel is in, we call for the belly steel inspection before proceeding to gunite.
Once the inspection clears, the gunite crew moves in and the shell is sprayed. Our goal is to have the gunite shell complete within the first week of breaking ground. Gunite needs time to cure properly — we do not rush this. Rushing the cure is what causes cracking and structural issues down the road.
While the shell cures, we run all utilities — plumbing, electrical, and equipment pad. Masonry work follows: tile, coping, and stone details are set. This phase runs roughly 2–4 weeks depending on project complexity.
Concrete decking, pavers, artificial turf, pergola installation, and any outdoor living elements are completed. This is typically the longest remaining phase, depending on the scope of your outdoor space.
Interior finish is applied, the pool is filled, chemistry is balanced, equipment is commissioned, final inspections are completed, and your walkthrough is scheduled. You are ready to swim.
North Texas weather is unpredictable, and we build that reality into our process. We monitor forecasts before every critical phase and hold off when rain is coming — especially around excavation and gunite. If the pool shell is open and a storm rolls in, the excavation can cave, which means cleaning out the hole, straightening or re-bending rebar, and starting over. It adds time and it is hard on the crew. We would rather wait two or three days for a clean weather window than risk the shell integrity. We do not cut corners to keep a calendar date. We do it right.
